What We Generally Look For In a Viable Rental Application:
* Total gross monthly income of all adults who intend to live in the unit that is at least three times the amount of the monthly rent.
* No evictions or bankruptcies
* Credit scores of 700 or higher.
* Positive references from current and previous landlord, as well as from employer.
* We conduct a credit/background check and confirm employment and salary/wage amounts.
* Co-signers are welcome. Such applicants must submit a rental application, pay the application fee and meet the same requirements as the principal applicant. A higher gross income-to-rent ratio may be required when a co-signer is involved.
Pet Policy for Apartments:
WE DO NOT ACCEPT PETS. (This is a general rule; exceptions are noted on the unit listing.) Exceptions are made for one documented support animal, or one service dog. Applicants are required to state the animal species, breed and weight.
Renter's Insurance for Apartments:
We require tenants to maintain renter's insurance. The insurance we carry for each of our properties does not cover tenants' personal belongings.
International Students Seeking an Apartment:
Citizens of other countries who will be or are attending college in the Los Angeles area also need to provide one or both of the following:
* An I-20 issued by the school they will be attending
* An F-1 or M-1 student visa, issued by the U.S. government to students approved to study in the U.S.
In addition, if the student applicant is not employed and a co-signer/co-tenant is required, that person must have a U.S. Social Security number and a driver's license issued by a U.S. state.

Everyone who is age of 18 or older and who will be living in the apartment will need to complete a Seaside Properties rental application. An application can be found via our website, sent to you via email or picked up at our office during normal business hours, 8 am to 5 pm, M-F. (Please call ahead to be sure someone is in the office.)
The rental application must be filled out to the best of your ability and submitted along with a $50 non-refundable rental application fee. This fee is used to run a credit and reference check. We also will verify your rental and employment history as a part of the application process. If any additional information is needed, we will let you know. We can usually have an answer for prospective applicants within a few days, but that can be delayed if current and former landlords and employers take longer than expected to respond to our verification queries.
When you have been approved for an available rental, generally you will need to sign the lease and submit move-in money within three days of approval. Once the lease is signed, and money and keys have been exchanged, we will remove the unit from the market.
Our leases are for a minimum of one year, and month-to-month after that.

Properties within the City of Los Angeles are supplied electricity by the city Department of Water and Power. Outside the City of Los Angeles, Southern California Edison supplies electricity. Most of our properties do not charge tenants for water usage. Natural gas service inside and outside the City of Los Angeles is supplied by Southern California Gas Co. Before you move in, you should contact the relevant utility to be sure all utility service accounts (except water) for your unit are switched into your name on your move-in date. We will remove Seaside’s name from utility accounts soon after. We do not want you left without gas, power, etc. New tenants should contact the relevant cable television and internet service directly. But we do not allow installation of satellite dishes.
